Harassment in Deer Creek
Many of you probably received a message delivered to your door step or driveway Friday night making serious allegations against Alan. I have spoken to Alan and Kyra and they vehemently deny the allegations made. It is believed that the flyers are the work of a disgruntled customer of Champion, that has been harassing Alan all week. While this has been reported to the Sheriff's Office, the harassment has continued. While Alan and Kyra believe they know who is responsible, they are wondering if anyone saw the person or vehicle that was delivering the flyers. Better yet, if anyone has a surveillance system that captured the act, they would like to see the pictures. Alan and Kyra appreciate the community support and ask that if you see any unusual activity around their home, please report it immediately.

Denise Coenen has been caring for a cat/kitten that has adopted her. The cat is very friendly and seems to have been an inside cat previously. If you have lost a cat/kitten please call Denise at 677-7538to reclaim. Denise will not be able to keep the cat, so even if you didn't lose it but would like to give it a good home, please call Denise.

HOA Update
Deer Creek Association Update

The Deer Creek Homeowner Association’s purpose is to promote the health, safety, recreation, welfare and enjoyment for the residents of the neighborhood. The Board of Directors is elected annually by property owners, and has a number of responsibilities, all designed to ensure the integrity of the Deer Creek area. The dues you pay annually go to supporting these responsibilities and in turn, help to protect your investment in your home and property. You can find the covenants and by-laws on the Deer Creek News web site by going to www.DeerCreekNews.info (Documents / Important Documents / Revised Covenants 3-26-09). As a non-profit organization, the Board’s main responsibilities are to acquire and maintain common areas, manage landscaping and mowing, maintain entrances and signs, purchase property and liability insurance, manage the association, levy and collect dues and to manage the delinquencies when dues are not paid. Should you have any questions regarding the Board, don’t hesitate to ask any of us for assistance. A listing of the current Board members and our contact information can be found at www.DeerCreekNews.info (Newsletter / 1-15-2010 / DC HOA Board Member & Contact Information).

In addition to the Board, there is also an Architectural Control Committee (ACC) to help maintain the integrity of the neighborhood. Their job is to approve all house plans submitted by builders to make sure that the current standard of Deer Creek homes is maintained. They also approve any and all changes made to the exteriors of your homes (e.g. paint colors, landscape changes, fencing etc.). There are a number of restrictions outlined in the covenants and again, they are designed to protect our investments. Should you need to submit a request for a change to your home’s exterior, you can fill out the form on the attached link www.DeerCreekNews.info (Documents / Important Documents / Architectural & Landscape Change Request Form). Also, you can always call Jesse Statham at 215-3773 should you have specific questions for the ACC.

Look for upcoming information regarding a May meeting to be held at the Clubhouse.

Thank you,
Deer Creek Home Owners Association

Info on new Middle School
The Omaha Public Schools is proposing construction of a new middle school, serving grades six through eight, to reduce student enrollment at middle schools in the northwest area of the city.

Administrators anticipate the school would open in approximately three years.

Families that reside in areas that will be re-assigned to the new middle school are receiving a letter in the US mail. This will include families that reside in the home attendance area of Saddlebrook and Prairie Wind Elementary Schools and some families residing in the Boyd Elementary home attendance area.

These families and any interested community members are invited to attend one or both of the following informational/community input meetings:

Wednesday, June 23, from 6:00 to 7:00 p.m. at Prairie Wind Elementary (10908 Ellison Ave.)
Wednesday, June 30, from 6:00 to 7:00 p.m. at Saddlebrook Elementary (14850 Laurel Ave.)

The new school boundary would be bounded by Fort Street on the south and extend northward to the district’s northern-most boundaries. The boundary on the east would follow Interstate 680 to 96th Street to Rainwood Road to 84th Street and extend to the district’s western-most boundaries.

SID 405 Election
By now everyone should have received their ballots for the SID 405 (Deer Creek Phase One and Phase Two) election. The ballots must be postmarked by September 14, 2010. You are urged to complete the ballot and get them in the mail before the deadline passes. A property owner must sign the signature block on the outside of the mailing envelope, beneath the return address to be a valid ballot. There are two elections taking place, one has two candidates, and you may vote for up to two, the other has three candidates, and you may vote for up to three. This is a critical election for SID 405, and all property owners are strongly encouraged to take the time to complete and mail in the ballots. If you have any questions on completing or how to return the ballots, please feel free to contact a member of the HOA Board of Directors or any one of the candidates.
